These Terms and Conditions govern bookings made directly through the Casa Salvia website. By making a booking, you agree to them.

1. The property

Casa Salvia is operated by [LEGAL ENTITY NAME], registered at [REGISTERED ADDRESS], tax number [VAT / TAX NUMBER].

The property is located at Budičinova ulica 4, 6000 Koper, Slovenia, and consists of three apartments: the Garden Apartment (up to 6 guests), the Classic Apartment (up to 6 guests), and the Terrace Apartment (up to 4 guests).

2. Booking and payment

Bookings are made through our booking system. Your booking is confirmed once you receive written confirmation from us.

The accommodation price is shown at the time of booking. In addition to the accommodation price, the following are payable at check-in:

  • A Zymzo service fee of [ZYMZO FEE] per booking, charged by Zymzo d.o.o. for the self check-in system.
  • A refundable damage deposit of 120 EUR, taken by credit card. See section 6.
  • Tourist tax of [TOURIST TAX] per person per night, as required by Slovenian law. Reduced rates and exemptions apply to certain age groups under local regulations.

These amounts are collected via the Zymzo check-in application, which is operated by Zymzo d.o.o. (Ilirska ulica 21, 1000 Ljubljana, Slovenia) and governed by their own terms of service.

3. Rates and cancellation

We offer two rate types. The applicable policy is shown at the time of booking.

Flexible rate

  • Free cancellation up to 7 days before the scheduled arrival date. Full refund of the accommodation price.
  • Cancellation between 7 days and 48 hours before arrival: 50% refund of the accommodation price.
  • Cancellation less than 48 hours before arrival, or failure to arrive (no-show): no refund.

Non-refundable rate

  • Offered at a discount of [NON-REFUNDABLE DISCOUNT] compared to the flexible rate.
  • Payable in full at the time of booking.
  • No refund in the event of cancellation, modification, or no-show.

Refunds are processed to the original payment method within 14 days of a valid cancellation.

4. Check-in and check-out

  • Check-in: from 16:00
  • Check-out: by 10:00

Check-in is by self check-in through the Zymzo application. After your booking is confirmed, you will receive instructions. You must complete the online check-in process, provide guest details, and pay the amounts listed in section 2 in order to receive access details to the apartment.

Access details are released on the day of arrival, at your check-in time.

Please inform us of your expected arrival time in advance.

Early check-in and late check-out may be available for an additional fee, subject to availability, and must be arranged and paid for in advance through the Zymzo application.

5. Guests and occupancy

  • The minimum age for check-in is 18.
  • Children of all ages are welcome.
  • You may not exceed the number of guests stated on your booking. Additional guests must be declared and paid for in advance. Undeclared additional guests will result in additional charges and may result in the damage deposit being retained.
  • You may not exceed the maximum occupancy of the apartment under any circumstances.

6. Damage deposit

A refundable damage deposit of 120 EUR is taken by credit card at check-in via the Zymzo application.

The deposit is refunded in full within 7 days of check-out, subject to inspection of the apartment.

The deposit may be retained, in whole or in part, in the following circumstances:

  • Damage to the apartment, its furnishings, fixtures, or contents
  • Loss of, or damage to, keys, the key box, or any access device
  • Exceeding the number of guests stated on the booking
  • Smoking anywhere on the property
  • Holding a party or event on the property
  • Failure to vacate by the check-out time without having arranged late check-out in advance
  • Entering the property before the check-in time without having arranged early check-in in advance
  • Removal of towels, linen, or other property belonging to the accommodation
  • Failure to separate waste in accordance with the instructions provided
  • Failure to return keys to the designated location

Where the cost of damage exceeds the deposit, you remain liable for the balance.

7. House rules

  • No smoking anywhere on the property.
  • No parties or events. We do not accommodate stag, hen, or similar parties.
  • Please respect quiet hours and our neighbours. This is a residential building in the old town.
  • Pets are permitted. A pet fee of [PET FEE] applies and pets must be declared at the time of booking. Undeclared pets will result in charges and may result in the damage deposit being retained.
  • Please separate waste according to the instructions provided in the apartment.
  • The property has no direct vehicle access. Please plan accordingly for luggage.

8. Guest registration

As required by Slovenian law, we register all guests with the relevant authorities. You must provide accurate identification details for every guest at check-in. Providing false information is a breach of these terms.

9. Liability

We are not liable for loss of or damage to your personal belongings during your stay. Please secure the apartment when you leave it.

We are not liable for failures beyond our reasonable control, including but not limited to utility outages, extreme weather, or acts of public authorities.

Nothing in these terms limits your statutory rights as a consumer under Slovenian and EU law.

10. Changes by us

In the rare event that we are unable to provide the apartment you booked, we will offer you a comparable alternative or a full refund of the accommodation price.

11. Third-party services

Check-in, payment of the service fee, tourist tax, and the damage deposit are handled by Zymzo d.o.o., a separate company with its own terms of service and privacy policy. We are not responsible for the operation of their application, though we will assist where we can.

12. Governing law

These terms are governed by Slovenian law. As a consumer, you retain all rights available to you under Slovenian and EU consumer protection law.
